Is Fire Stopping a Legal Requirement?
Yes, UK law places clear legal duties on Responsible Persons to ensure that fire stopping is properly installed and maintained under the Regulatory Reform (Fire Safety) Order 2005 and strengthened by the Building Safety Act 2022. Fire stopping forms a critical part of a building’s passive fire protection and compartmentation strategy, helping to prevent the spread of fire and smoke through walls, floors, and service penetrations.
The legislation requires the Responsible Person to ensure that fire-resisting construction (including compartment walls and floors) is maintained in an efficient state, in efficient working order, and in good repair. This means any breaches for pipes, cables, ductwork, or structural alterations must be appropriately sealed with tested fire stopping systems, and regular inspections should be carried out to confirm continued compliance.
