Communal fire door inspection will take place bi-annually in buildings under 11 metres high, and quarterly in buildings over 11m. This refers to doors that open into communal areas shared with other tenants, such as stairwells and hallways, and is to ensure that crucial fire escape routes are protected in case of a fire.
As well as communal fire doors, all doors including flat entrance doors will be inspected annually – this is crucial to ensuring that in the event of a fire, smoke cannot spread from individual flats or units into communal areas or other units.
During our inspections, we will carefully assess each the condition of each fire door to ensure that it is functioning as required. We provide you with a detailed certificate for each door, which will include photographs of any wear and tear or damage, and details of whether the door requires maintenance or replacement. We will then work with you to implement a bespoke plan to resolve any issues found.
Bespoke Fire Safety Plans

Under The Regulatory Reform (Fire Safety) Order 2005 and Fire Safety Act 2022, periodical fire door inspections are mandatory for most buildings. Our City & Guilds certified Fire Door Inspectors follow FIRAS & BM Trada guidelines to ensure that your fire doors meet all necessary regulations.
