What is Dry Riser Servicing?
A dry riser is a system of pipes installed within tall buildings (or those with restricted access) that allows the fire brigade to pump water directly to upper floors in the event of a fire.
Under British Standard BS 9990:2006, the Responsible Person for a building is legally required to ensure the system is properly maintained.
This includes:
- An annual pressure test
- A bi-annual visual inspection
For buildings between 18 and 60 metres tall, a dry riser system is mandatory. Any building exceeding 60 metres or 18 storeys must have a wet riser system instead.

Dry Riser Maintenance
Dry risers are a vital part of fire safety in tall buildings, designed to quickly supply large volumes of water to upper floors. However, like any fire safety equipment, they must be regularly maintained—not only due to general wear and tear but also to prevent damage from vandalism.
Routine servicing ensures the system remains functional and compliant with BS 9990:2006. TGS Fire Safety, accredited by IFEDA provides this by carrying out both annual pressure tests and bi-annual visual inspections.
This ensures your equipment remains in serviceable condition and adheres to all legal requirements.
Annual Pressure Testing
To ensure reliability in an emergency, dry risers must undergo a pressure test every 12 months – this the only way to effectively assess the system’s integrity.
During the test, we check:
- Breeching inlets (at ground level or the fire service access point)
- Landing valves and outlets for leaks or faults
If any components require replacement, the system will be retested before being certified as safe and a compliance certificate issued to the Responsible Person.
Bi-Annual Visual Inspections
To ensure ongoing safety, BS 9990:2006 mandates that dry riser systems undergo a visual inspection every six months. A trained fire safety professional will check for:
- Obvious damage
- Missing components
- Faults requiring repair
Any identified issues must be rectified to maintain the system’s effectiveness in a fire emergency.
